Property Manager – Kamppi Helsinki
We are looking for an experienced, solution-oriented, and service-minded Property Manager to join Kamppi Helsinki, the busiest shopping center in central Helsinki with nearly 30 million visitors in 2025.
In this role, you will take ownership of tenant improvement and other technical CapEx projects, requiring strong project management expertise and solid technical understanding, particularly in retail space modifications. You will also be responsible for budgeting and reporting operational expenses, managing service providers, and ensuring high-quality service delivery.
You will work closely with the shopping center team, property owners, tenants, and other stakeholders. The role reports to the Shopping Centre Director.
Responsibilities
- Lead repair, construction, and tenant modification projects
- Collaborate with tenants on maintenance and operational matters
- Budget, monitor, and report Opex and Capex costs
- Drive cost and energy efficiency measures
- Develop the technical and financial performance of the property
- Maintain long-term maintenance plans (PTS)
- Support strategic goals and maximization of NOI
- Manage authorities and compliance requirements
- Own the sustainable operation of the asset and ensure quality of ESG reporting
- Our Expectations
- Minimum 5 years of experience in similar roles
- Strong background in project management and technical property management
- Proven experience leading complex property development and modification projects
- Solid technical understanding, especially in retail space changes
- Strong collaboration and stakeholder management skills
- Service-oriented mindset and problem-solving ability
- Fluent in Finnish and English
- Structured working style and proficiency in Microsoft Office
- A relevant bachelor’s degree and 3–5 years of proven work experience
